Housing for Independent People, Inc ( HIP ) is a nonprofit provider of housing for people with special needs. HIP provides housing for very low-income people with developmental disabilities, psychiatric disabilities, people with AIDS/HIV+, and the elderly. The typical HIP resident has an income of about $1300/month, usually in social security benefits. HIP's rents are affordable for this population, starting at $382/month. It provides housing or shelter to 264 people in 138 units of housing at 19 locations in the Bay Area, primarily in Watsonville, San Jose and Oakland. HIP partners with a number of social service agencies that offer its residents an array of services to support them living independently in the community.
